An independent tool that shows how accurately Melbourne agents quote property prices.
What we do
CheekyProperty tracks what agents quote as their price guide and compares it to what the property actually sells for. We collect Statements of Information and sale results for Melbourne residential properties automatically.
Our goal is simple: give buyers clear, data-backed insight into how honestly agents are quoting -- and hold them accountable to the law.
Why it matters
Under Victorian law, agents must quote within 10% of their genuine estimate. Yet many agents consistently quote well away from what properties actually sell for.
CheekyProperty makes the pattern visible. We track individual agents and agencies to show who quotes accurately and who has the highest variance.
Data sources
- Statements of Information from Domain.com.au (publicly available)
- Auction results scraped from Domain.com.au post-auction
- Suburb data from the Victorian government postcode registry
Limitations
We only track properties listed on Domain.com.au that have a published Statement of Information. Properties sold via private treaty or without an SOI are excluded. Data may be delayed by 24-48 hours after auction day.
